Understanding Singapore Stamp Duty

Singapore imposes two types of stamp duty on property purchases: Buyer's Stamp Duty (BSD) applies to all buyers, while Additional Buyer's Stamp Duty (ABSD) targets certain buyer categories to moderate demand in the residential property market.

BSD Rates

  • First S$180,000 — 1%
  • Next S$180,000 — 2%
  • Next S$640,000 — 3%
  • Next S$500,000 — 4%
  • Next S$1,500,000 — 5%
  • Above S$3,000,000 — 6%

ABSD Rates by Residency Status

  • Singapore Citizens — 0% (1st), 20% (2nd), 30% (3rd+)
  • Permanent Residents — 5% (1st), 30% (2nd), 35% (3rd+)
  • Foreigners — 60% on all residential properties

Remission Schemes

Married couples where at least one spouse is a Singapore Citizen may be eligible for ABSD remission on their second property, provided they sell their first property within six months of the new purchase. Certain trust-related purchases may also qualify for remission under specific conditions.
